35% increase of inventory since last year, BUT, can I ask you - How many housing units are available in wake county NOW vs August 2019 (pre-covid)? I am guessing a lot of folks aren't looking to give up their 3.25% rate and cheap house price (that they paid before the run up).

We moved here eleven years ago. It was an affordable place for retirees ant the time. Unless you have a lot, and I mean a lot, of $$$ I’d. Look for a better place to live. The voters here are bond issue happy and approve every ballot proposal whether it’s for essential schools, sewers and utilities down to walking paths, of which there are many, pickleball courts or yet another park. Every bond issue passed raises property taxes. Every 3-5 years there is a property value reassessment and while it’s nice that our homes ‘value’ has doubled in 11 years our taxes have tripled. It’s tough living here on a fixed income. There are better options.

I plan on moving to NC in the next year. Looking for lots of southern charm. Maybe near the coast and walkable downtown. Any recommendations? Love your videos! TY!

You can’t have parabolic growth without a correction. They may not drop 50% but they will correct.

I’m seeing builders start to drop prices to move inventory. Lots more listings and price cuts. Think RTP is ready for some correction to these 100% price increases from 2021 to 2024.

We bought in Apex and couldn't be happier. Downtown Apex is better than cary, and it's a tad quieter. Love Apex. Except the publix on olive chappel, which is SO EXSPENSIVE

Why do you make such a big deal about Starbucks? Is that something that your clients ask you about? You don’t ever talk about schools. Families should know that there is a gigantic difference between Wake County schools and Harnett county schools or Johnston county schools and things like that. People moving to the area might really want to look at the NC report card because it shows a lot of demographic and test score information about different schools. I like your vids. I live in Wendell and definitely agree Wendell Falls is making positive things happen. But there are more grocery stores than Publix in the whole universe. But again, I imagine that something some of your clients are asking you about versus people who grew up in the area going to places like Food Lion or even Walmart. I actually love the range from Publix to all the things in between depending on the shopping I’m doing. Some folks might not be caught dead in a carlee C’s, but they sure will miss out on some great meat. I also haven’t seen you once mention the festivals in the general area. You have a lot to cover though and highlight the overall area well.

I'm a native of almost 50 years, my family has lived here for many generations. When I retire in 5 years, I'm moving away from Raleigh/the triangle. Too many people, it's changed too much for me.

Raleigh is pretty vanilla for my taste. There are more vibrant cities with more opportunities. We're headed towards a Recession...good luck to all these new businesses.
